Acreages with a Home
Buyers want room to breathe within reach of town and the metro. We market the whole package: the house, the outbuildings, the views, and the space, with drone photography and video that show what photos from the driveway can't.
LAND SELLS DIFFERENTLY.
Acreages, farmland, timber, and building lots,
marketed to the buyers who want them.
Square Deal Real Estate helps landowners in Glenwood, the Loess Hills, and across Southwest Iowa sell acreages, tillable farmland, hunting and timber ground, and building lots. We price land from real local sales, market it well beyond the county line, including to buyers across the Omaha metro, and get ahead of the details that trip up land sales.
What We Sell
Buyers want room to breathe within reach of town and the metro. We market the whole package: the house, the outbuildings, the views, and the space, with drone photography and video that show what photos from the driveway can't.
Farmland is priced on what the ground produces. We look at CSR2 ratings, tillable acres, drainage tile, and current leases, and put your farm in front of both local operators and investors.
Recreational buyers pay for timber, water, trails, food plots, and access. From Loess Hills ridges to river-bottom timber, we know how to show off what makes your ground worth the drive.
For builders and future homeowners, it's about buildability: access, utilities, soil suitability for a septic system, zoning, covenants, and flood zones. We answer those questions before a buyer has to ask.
How We Market Land
So we put your land where they're looking, on both sides of the river.
A sign at the end of the lane only reaches the people who drive by. Many acreage and recreational buyers are coming from the Omaha metro, so your land needs to reach them before they ever get in the truck.
Aerial photos and video on acreages and larger parcels, so buyers see the full lay of the land.
Listed on the MLS and syndicated to Zillow, Realtor.com, Homes.com, and more.
Daily email campaigns to Omaha and Southwest Iowa agents who have buyers waiting.
Mailers across Southwest Iowa, because the neighbor down the road is often the best buyer.
Facebook, Instagram, YouTube, LinkedIn, and more, with video built to stop the scroll.
Showing feedback and market updates every week, and sooner if anything is urgent.
Get Ahead of It
Land sales have more moving parts than a house in town. Here's what we'll help you get ahead of.
01
Splitting off acreage or unsure where the lines are? A survey is often needed, and surveyors book out, so start early. We'll also check easements, access, and flood zones.
02
Iowa generally requires a septic inspection when a property sells, and inspectors get backed up, especially in winter. Buyers will also want a well water test.
03
Farm, hunting, wind, or solar leases all affect a sale. Iowa has specific notice deadlines for ending a farm lease, so talk with us and your attorney early.
04
If ground is enrolled in CRP or other programs, a buyer may take over the contract, or you may owe repayments. Your local FSA office can tell you where you stand.
05
Iowa sales use an abstract of title, which usually needs to be updated before closing. We'll coordinate the timing so it's ready.
06
Selling farmland or investment property? A 1031 exchange may let you defer capital gains if you reinvest. Talk with your tax advisor before you list, because the deadlines are strict.

Land value depends on recent comparable land sales, price per acre, the mix of tillable, timber, and pasture, CSR2 soil ratings for farmland, road access, buildability, and any home or outbuildings. Online estimates often miss on land because there are fewer comparable sales. We'll prepare a free land value estimate based on what's actually selling near you.
Both can work. Auctions set a firm sale date and can create competition, which suits some farmland. A traditional listing gives buyers time to finance and inspect, lets you set the price and negotiate terms, and gets full MLS and online exposure. Square Deal Real Estate sells land through traditional listings, and we're happy to talk through which fits your property and goals.
CSR2, or Corn Suitability Rating 2, is Iowa's index of soil productivity, rated on a scale up to 100. Higher CSR2 ground generally sells for more per acre, and farmland buyers often compare listings by price per CSR2 point. We include CSR2 information in your farm's marketing so serious buyers can evaluate it quickly.
Yes. Rented farmland sells regularly, and some buyers prefer ground with a tenant in place. Buyers will want to know the lease terms, and Iowa has specific notice deadlines for ending a farm lease, so timing matters. Talk with us and your attorney early about whether the lease should continue or end before the sale.
You can still sell land enrolled in the Conservation Reserve Program. The buyer may be able to take over the contract; if not, you may have to repay some payments. Check with your local FSA office before listing so you know your options, and we'll make sure buyers understand the contract.
Often, yes, especially if you're splitting off acreage from a larger parcel or the boundaries aren't clear. Lenders and buyers may also require one. Surveyors can book out for weeks, so it's smart to start early. We can recommend local surveyors we trust.
Generally, yes. Iowa requires a time-of-transfer inspection of most private septic systems when a property sells, done by a certified inspector. Inspections are valid for two years, but inspectors are often backed up, especially in winter, so order yours early.
You may be able to defer it. A 1031 exchange lets you reinvest proceeds from farmland or investment property into like-kind property and defer capital gains tax, but the deadlines are strict: 45 days to identify replacement property and 180 days to close. Talk with your tax advisor and a qualified intermediary before you list.
Recreational buyers look for timber, water, food plots, trails, good access, and privacy. Ground in the Loess Hills and along the river bottoms draws buyers from across the region, and being within a short drive of the Omaha metro adds to the appeal. Existing hunting leases and CRP acres also affect value and should be disclosed up front.
Square Deal Real Estate, based at 946 S. Locust St. in Glenwood, sells acreages, farmland, recreational ground, and building lots across Mills County and Southwest Iowa, including Fremont, Pottawattamie, Montgomery, Page, and Cass counties, and markets land to buyers throughout the Omaha metro.
